As you can see from the Before photos, the waterproof deck system had been neglected for many years, which resulted in cracking, peeling, ponding, and significant deterioration. The apartment complex needed pool deck repair and resurfacing, as well was waterproofing of the courtyard deck and walkways.

To begin the project, WICR Waterproofing & Decking removed all layers of the existing waterproofing system. Concrete was ground down to uniform texture, and cracked or faulty drains were replaced. The entire area was then power-washed to remove all debris.

New, custom metal flashing was installed where the edges of the deck surface meet the walls. Deck-to-wall metal is essential for preventing water from seeping in where the deck joins with the building structure. If water were to penetrate the building, the repair costs become outrageously high and usually require the involvement of a structural engineer. By making sure that metal flashing is installed in your waterproof decks, you save money in the long run by protecting adjoining surfaces, and extending the life of your deck for many years.

A durable UPI Dexcellent elastomeric, fabric reinforced membrane was then installed. The fabric membrane is an important component of a waterproofing system, as it protects underlying structural wood from moisture penetration, even if the top layers of the decking system crack.

A UPI Dexcellent skim coat was applied to protect the waterproof fabric membrane.

Next, a texture coat was hand-troweled with a knockdown finish.

New waterproof deck coating repairs were installed and applied around the individual railing post bases, which terminated approximately 2” up the post. This ensures that water is unable to penetrate where the railing penetrates the surface of the deck. This is an important step…we can’t even count how many times we’ve been called upon to repair decks whereby the deck waterproofing was installed correctly, however, railing was installed after the waterproofing system, which allowed water to enter through the railing bolts.

The texture coat was applied, and hand-troweled for a knockdown texture. Lastly, a UV top coat is applied to protect the underlying layers.

In order to install the metal flashing and completely waterproof where the deck meets the wall, stucco had to be removed at the base of the walls. You can see from the photos how new stucco was installed after the deck waterproofing was complete, and the new stucco was textured and painted to blend well with the existing stucco. It is important to note that it can sometimes be impossible to match color where new stucco meets old stucco, especially if paint has faded over the years. In this case, we are proud of the seamless results.
