Overview:

This project addressed severe water intrusion and wood rot issues in a balcony over a living space. The existing balcony deck's waterproofing system had failed, causing extensive damage to the plywood substrate.

Challenges:

The primary challenge was the removal of the degraded waterproofing system and the severely rotted plywood, necessitating careful demolition to avoid further damage to the structural integrity of the balcony and the living space below.

Solutions:

Demolition and Removal: The failing waterproofing system and damaged plywood were completely removed.

Flashing Replacement: Sheet metal flashing assemblies and integrations with other building components were meticulously replaced to ensure a seamless water barrier.

New Installation: A new fire-rated waterproof traffic coating assembly was installed to provide long-lasting protection against water intrusion and to enhance the safety and usability of the balcony.

Outcome:

The balcony was successfully restored with an advanced waterproofing system that not only solved the water intrusion problem but also improved the overall safety and aesthetic of the living space. The residents now enjoy a fully functional, safe, and aesthetically pleasing outdoor area.
