Overview:

This project focused on a critical renovation of a balcony and stairs over a living space, which suffered from severe water intrusion and wood rot due to failures in the existing waterproofing and flashing assemblies, previously covered by tile.

Challenges:

A major challenge was the removal of the tile assembly and the extensively damaged plywood substrate, which required precise demolition to maintain structural safety. Additionally, inadequate sloping had previously allowed water pooling, exacerbating the damage.

Solutions:

Demolition and Removal: All tiles and the damaged plywood substrate were removed to prepare for a comprehensive restoration.

Flashing Replacement: Perimeter sheet metal flashing assemblies were replaced, including the installation of custom pans at door openings to prevent future leaks.

Structural Adjustments: Corrections were made to the slope of the balcony and stairs to ensure proper drainage and prevent future water pooling.

New Installation: A new fire-rated slip sheet waterproof traffic coating system was installed in a smooth finish and white color, providing both enhanced durability and aesthetic appeal. Integral nosing was also installed on the stairs for added safety and water management.

Outcome:

The balcony and stairs have been thoroughly renovated with a state-of-the-art waterproofing system and structural improvements that ensure long-term durability and safety. The residence now boasts a visually appealing and fully functional outdoor space that enhances the overall value of the property.
