Overview:

This project involved remediation of active water intrusion in a large patio deck situated over office spaces. Previously replaced by another contractor, the deck continued to experience leakage, significantly impacting the underlying businesses. During WICR's initial inspection, the deck was covered with multiple tarps.

Challenges:

Inadequate Deck Design: The patio deck suffered from insufficient flashing and sloping, which contributed to its failure in handling water effectively.

Faulty Drainage Systems: Failing drain assemblies exacerbated the water intrusion issues.

Waterproofing Failures: Various failures in the existing waterproofing membranes were evident, indicating a comprehensive breakdown in moisture protection.

Historical Context:

The Hollywood Foreign Press building has been a staple in Hollywood, serving as a hub for media and journalism related to international and domestic entertainment. The building’s historical significance ties back to its establishment and long-standing use by the Hollywood Foreign Press Association, known for hosting the annual Golden Globe Awards.

Solutions:

Complete Removal: All existing deck coatings were stripped down to the substrate to address the core issues effectively.

Flashing and Sloping Adjustments: New perimeter sheet metal flashings were installed, and adjustments were made to the deck’s slope and pitch to improve water flow and prevent future accumulation.

New Waterproofing System: A new Dex-O-Tex Weather Wear floating system was installed, offering enhanced durability and resistance against water intrusion.

Outcome:

The comprehensive overhaul of the deck’s waterproofing and structural elements has restored its functionality and safeguarded the office spaces below from further water damage. Businesses within the building have resumed normal operations, benefitting from the improvements made to the deck’s integrity and performance.
