Overview:

This extensive renovation targeted significant water intrusion issues affecting the first floor condominium units and the parking garage of a multi-family condominium building. The building featured an elevated structural concrete podium deck over the parking garage, previously covered with an inadequate waterproofing system.

Challenges:

The building’s original epoxy pebble waterproofing, covered by a failing cementitious coating, was cracking and delaminating, leading to extensive water damage. Additionally, rusted and failing perimeter sheet metal flashing assemblies exacerbated the water intrusion problems.

Solutions:

Coating and Flashing Removal: All existing podium deck coatings and perimeter stucco assemblies were removed.

New Flashing Installations: New sheet metal flashings were installed at all perimeter walls and edges, including custom door pans, to seal potential leak points.

Drainage Improvements: Deck drains were replaced with manufacturer-approved units, and sloping corrections were implemented to ensure proper water drainage.

Waterproofing System: A new waterproof traffic coating system with a fabric reinforced elastomeric membrane was applied, topped with protective finish coats in a skip trowel texture.

Stucco Repair: Damaged stucco was repaired, integrating proper weep screed components for effective moisture control.

Decorative Finishes: The front entry area was enhanced with a decorative two-tone simulated tile pattern, providing both aesthetic appeal and additional waterproofing

Outcome:

The comprehensive renovations successfully resolved the water intrusion issues, with the new waterproofing system providing a durable and aesthetically pleasing solution. The condominium now enjoys enhanced protection against the elements, improving the safety and comfort of the residents.
