Overview:

This project involved the renovation of a common area podium deck over a parking garage, which includes the pool deck, in a multi-family apartment building. The existing waterproof traffic coating was failing, causing significant water intrusion into the parking garage below.

Challenges:

The renovation uncovered further complications when it was discovered that a secondary concrete topping underlayment, installed over the structural concrete, was also failing. This issue was evidenced by hollow and loose sections of concrete that required removal. Additionally, the original drain assemblies were found to be defective.

Solutions:

Concrete and Drain Repairs: After removing the failed waterproof traffic coating and concrete underlayment, new manufacturer-approved drains were installed. The concrete underlayment was repaired to ensure proper pitch and drainage.

Waterproof Coating Application: The concrete slab was meticulously detailed, and a highly durable and resilient polyurethane waterproof traffic coating was applied, incorporating a non-skid sand aggregate finish to enhance safety and durability.

Planter Box Waterproofing: The raised planter boxes around the pool were excavated and prepared for waterproofing. A polyurethane below-grade waterproofing system was installed, including custom planter drains and a drainage mat assembly, to ensure comprehensive moisture management

Outcome:

The extensive renovations not only rectified the significant water intrusion issues but also enhanced the structural integrity and aesthetic appeal of the podium deck. The new waterproofing solutions provide a durable and resilient surface that ensures the longevity and functionality of the common area, offering a safer and more enjoyable environment for residents.
