Overview:

The renovation project focused on upgrading the common area pool deck of a condominium association, which was previously equipped with original concrete that had become discolored, rough, slippery, and deteriorated due to frequent use and exposure to pool chemicals.

Challenges:

The key challenges included addressing the safety concerns related to the slippery and rough surface, and repairing the deteriorated concrete that was causing discomfort to residents.

Solutions:

Surface Preparation: The existing concrete was thoroughly prepared by cleaning and removing contaminants to ensure a proper profile for the new coating.

Crack Treatment: All existing cracks were treated, and control joints were honored to prevent future cracking under the new surface.

Protective Coating Application: A polymer modified cementitious protective coating was applied to provide a durable, non-skid, and aesthetically pleasing surface.

Finish Application: A colored non-skid finish was applied to ensure the deck was safe for pool use and comfortable for the residents’ feet.

Expansion Joint Repair: The expansion joint sealants in the concrete were replaced to ensure long-term durability and prevent water ingress.
