For forty years — since 1985 — WICR Waterproofing and Construction has kept water out of San Diego County’s decks, balconies, stairways, parking structures, and below-grade spaces. We’ve completed thousands of projects and millions of square feet of successful waterproofing across Southern California, from single residential balconies to community-wide reconstruction programs. Whether you’re waterproofing a new build or restoring a deck that’s been failing for years, WICR brings four decades of specialized experience to the job.

Four Decades of Waterproofing, Serving San Diego County
Most contractors treat waterproofing as one line item among many. For WICR, it’s the entire business — and has been since the company was founded in 1985. That specialization is why HOAs, property managers, general contractors, and homeowners across San Diego County bring us the projects that have to be done right the first time.
We handle both ends of the spectrum:
- New construction waterproofing — integrated correctly from the start, working alongside your GC or builder
- Reconstruction & restoration — re-waterproofing decks and structures where the original system has failed
- Projects small to very large — a single residential balcony to a multi-building condominium community
Our San Diego County Waterproofing Services
- Deck & balcony waterproofing — membrane systems built for California coastal exposure
- Deck coating & resurfacing — durable, walkable protective coatings
- Basement & below-grade waterproofing — subterranean garages, retaining walls, planters, and podium decks
- Waterproofing injections — sealing cracks and leaks at the source
- Leak detection & repair — finding the actual point of failure, not just patching symptoms
- Structural repair — replacing water-damaged framing and substrate
- Vehicular traffic coatings — parking decks and ramps
Why San Diego Structures Need a Waterproofing Specialist
San Diego’s coastal climate is uniquely demanding on waterproofing. In communities like La Jolla, Pacific Beach, Mission Beach, Point Loma, and Coronado, salt air and marine moisture break down coatings and membranes faster than inland exposure. The failure usually begins where you can’t see it: water works through a failed seam or hairline crack, soaks into the plywood and framing beneath, and the structure deteriorates from the inside while the surface still looks fine.
Four decades of San Diego County work means we know how these systems fail here specifically — and how to build them so they last.
Basement & Below-Grade Waterproofing
Below-grade waterproofing is a different discipline from deck work, and it’s one WICR has performed across Southern California for decades. Subterranean parking garages, retaining walls, elevator pits, and podium-level planters all fail in ways that surface repairs won’t fix — water under hydrostatic pressure finds cold joints, pour strips, and wall penetrations.
WICR performs curtain-grout and polyurethane resin injection, negative-side crystalline coatings, and full planter and podium membrane systems. In Encinitas, we treated approximately 10,400 square feet of leaking below-grade walls and 1,400 linear feet of pour strips and cold joints in a multi-level subterranean garage — work that stopped the intrusion without excavating the structure.
What Working With WICR Actually Looks Like
Most boards and owners aren’t worried about whether the waterproofing will work. They’re worried about the other three things: how long residents will be inconvenienced, what gets discovered once the plywood comes up, and what the change order looks like when it does.
We assess before we bid. On community-scale work we evaluate deck by deck rather than pricing the whole property off a sample. That means serviceable decks get an overlay instead of a full rebuild, and it means the number in your bid reflects what is actually there.
We phase around residents. Elevated decks are often the only way in and out of a unit. Work is sequenced so access is maintained and each building is finished before the next one starts.
We tell you what we find. Water damage hides. When we open an assembly and find something the assessment couldn’t see, you get photographs and a written explanation before anything changes — not a line item at the end.
We document for your reserve study. You get a record of what was installed and where it sits in its service life, which is what your reserve analyst needs and what the next board will need.
