The Los Angeles region packs an enormous inventory of condominiums, townhomes, and multi-family buildings — many built in the deck-and-balcony boom decades ago and now well past the service life of their original waterproofing. Subterranean parking is everywhere in Los Angeles, and so is below-grade water intrusion. Floor-to-wall cold joints, pour strips, and retaining walls under hydrostatic pressure leak in ways that surface patching will not solve.

WICR performs blind-side and curtain injection with hydrophobic polyurethane resin, negative-side coatings, and full podium and planter membrane systems. At a West Los Angeles condominium community, we treated approximately 920 linear feet of leaking floor-to-wall cold joints and 2,957 square feet of below-grade retaining walls across a two-level subterranean garage — without excavation.

What Working With WICR Actually Looks Like

The waterproofing itself is rarely what worries a board. The worry is six weeks of resident complaints, what turns up once the deck is opened, and the change order that follows.

We assess before we bid. On a 365-deck community we evaluate deck by deck rather than pricing off a sample. Serviceable decks get an overlay; only what needs rebuilding gets rebuilt. Your bid reflects the actual condition of the property.

We phase around residents. For most units an elevated deck or walkway is the only way in. Work is sequenced to maintain access and finish building by building.

We tell you what we find. When we open an assembly and find damage the assessment couldn’t see, you get photographs and a written explanation before anything changes.

Village Court Del Amo, Torrance — 25,000 sq ft maintained and resealed, custom finish restored Maintained and resealed approximately 25,000 square feet of waterproof decking at a large condominium community, including 15,000 square feet of courtyard and pool-area podium decking and 102 private balconies totaling approximately 10,000 square feet. Transwestern, Sunset Strip — 7,800 sq ft penthouse roof deck replaced, simulated-tile finish rebuilt Replaced approximately 7,800 square feet of waterproofing on a penthouse-level roof deck at a commercial building on the Sunset Strip. Work included removal of the existing floating deck system, installation of a new reinforced waterproof deck assembly, perimeter and door-transition detailing, and restoration of the custom simulated-tile finish.

Hollywood Foreign Press, West Hollywood — landmark deck taken to framing and rebuilt Reconstructed a large elevated deck at a prominent commercial property, removing the existing pebble-finish system and plywood down to the framing before installing new plywood, perimeter flashings, drains, and a reinforced waterproof deck system.
