Let’ take a moment to come to grips with a sad truth: Not everyone is thinking about warranty inspection dates for your balcony decks and walkways. Sometimes, we call to let HOAs and property managers know that your community is due for regular deck inspection, and they don’t believe it is necessary.
That’s understandable, since it’s hard to believe a deck surface that looks fine might need service…but that’s the whole point…you want to reseal your decks before cracks or holes can allow water to penetrate and cause damage… and heartache.
What’s the rule of thumb? Inspect balconies and walkways every 2 years, and reseal every 3 years. Easy. Stay on that schedule, and you’ll never need to do a Google search for the term “structural engineer”.
